Referencing:
We undertake credit and references on all tenants prior to the signing of any agreements.
Drawing up the tenancy agreement:
As a part of the service tenancy agreements are prepared to ensure legal compliancy and ensure all landlords requirements are met.
Tenant's deposit:
A deposit is always taken from the tenant (usually equivalent to four to six weeks rent) and, as required by law, is lodged with the Deposit Protection Scheme.
Rent Guarantee:
As a part of our service we offer rent guarantee’s to ensure peace of mind for our landlords. This is a premium service that has proven successful with the majority of our landlords. .
Full Management:
Our property consultants provide a full management service for landlords which covers all aspects of a tenancy from start to finish. This service ensures that our landlords do not have to deal with minor through to major issues as they can leave it in the hands of our professional consultants.
Rent Collection:
Our property consultants adhere to legal requirements and provide a rent collection. This process allows landlords peace of mind that the rent will be collected and deposited into their bank accounts on a set date.
Energy Performance Certificates (EPC):
It is a legal requirement that a current EPC is in place before a tenancy is entered into. We work with qualified engineers to ensure peace of mind of both landlords and tenants.
Inventories:
Our professional consultants undertake a full inventory and ensure it is recorded and signed for by both landlords and tenants. This ensures that the property and its contents are managed effectively by the tenants hence reducing long term investment by landlords. We offer a standard inventory service at no costs but we also offer an additional qualified inventory service.
Gas, Electrical and Furnishings Safety Certificates:
There are strict regulations governing the safety of properties for rent and the requirements for regular safety certificates to be produced and issued. We work with qualified engineers to ensure peace of mind of both landlords and tenants.
Cleaning:
To ensure your property is marketed professionally and the property is highly presentable. We work with qualified cleaners to ensure such levels of satisfaction resulting in attracting suitable tenants.
Maintenance & Repairs:
To ensure our landlords enjoy a smooth letting process we manage the requirements of minor maintenance and repairs. We have a strong team of professionals ranging from electricians through to plumbers and building repairers that are accessible to us 247.
Furnishings:
We offer consultation on how to equip your property from kitchen appliances through to decor and furniture. This allows you to ensure that you develop your property and attracts the right type of tenants that you wish for.
